In talking to the realtor, the owners are tired of managing the property and just want to sale. Since I handed over the money in early October, I put in far more than the 10 hours per week that I agreed to on my mentoring contract. Sometimes I work 10 hours&amp;nbsp;a day, and late into the night, every night and weekends looking for leads, or trying to find someone who will provide a hard money loan to a sub-prime, upstart investor only one year out of bankruptcy. I have yet to find those individuals who have credit and want to be investors. Since completing the program, I have only been able to purchase one single property, but haven't had funds to complete the rehab. I had to take a loan against the cash value in my life insurance policies to pay the closing costs. My mentor claimed that I didn’t need money or credit to be successful, but I found that to be far from the truth. I have had to turn away prospective deals because I just didn’t have the resources to make it happen. They say there is money in real estate, but I haven’t seen any of it. My daughter has been accepted to travel to Australia in June as a Student Ambassador in the People to People program. If I don’t have cash flow soon, I won’t be able to afford the other $4,000 dollars that I need to make it happen, let alone make my own mortgage payment.
